Fixing Sunken Pavers and Trip Hazards at a Mesa AZ Shopping Center

We're back at one of our commercial partner locations in Mesa - this time dealing with depressed and sunken pavers along a high-traffic walkway. Sunken pavers aren't just an eyesore. On a commercial property, they're a liability waiting to happen.

Here's the root cause in almost every case like this: the base. When a contractor skimps on the base layer, the pavers above it will eventually shift, settle, and sink. The right material for a lasting base is aggregate base course - ABC for short. It's what road crews use when building highways because it compacts tightly, holds minimal moisture, and doesn't break down under load. Quarter minus or sand alone can't compete with that.

What we found when we pulled these pavers up was a bedding layer of sand sitting between 2 and 2.5 inches deep. That's more than double what it should be. The bedding layer - the thin layer that sits directly under the pavers - should never exceed 1 inch. The more sand you pile under there, the more room there is for the pavers to sink over time. That's exactly what happened here.

This is one of those situations where the lowest bid on the original job ended up costing the property owner more in the long run. Contractors who underbid sometimes don't realize the mistake until they're halfway through a job and losing money. At that point, shortcuts start happening. We've seen it a lot. Bidding carefully, paying crews well, and using the right materials from the start - that's how you avoid these repair calls down the road.

We properly excavated the affected sections, installed and compacted ABC in controlled lifts, and reset the pavers over a correctly sized bedding layer. The walkway is solid, level, and safe again. That's the standard every commercial property deserves from day one.
